Mortgage Market Update

Update on the ever-changing mortgage market and point out a few items…

The introduction of risk based pricing – Until now a borrower with a 600 FICO could obtain the same loan at the same rates as a borrower with a 720 FICO. That is soon to change. The introduction of risk based pricing was supposed to go into affect as of January 1st of 2008, but HUD announced today that they are delaying implementation of risk-based pricing for up to 60 days. (We assume the delay will be at least 60 days until March 1st at the earliest.)
65% of the loan programs that were available at the beginning of January 2007 have now disappeared. We are now trying to fit the same borrowers into only 35% of the loan programs that were once had. Knowing what is available and for which clients is imperative in today’s market more than ever.

247 Lenders that were closing loans at the beginning of the year now cease to exist. There are still $800 BILLION dollars in ARM’s that are due to adjust over the next 3yrs. And that is only the Sub-prime loans, that number does not include the Conforming loan products.

I just want to stress the importance of knowing the lender that your borrower is using for their financing. Make sure that they will still be around by the time the transaction closes. It is more important now than ever!
